Why we use your data (lawful bases)

• Responding to your enquiry and providing our services — we use your details to reply and follow up about suitable opportunities. Lawful basis: legitimate interests (or contract where you ask us to take steps before entering into an agreement).
• Similar opportunities (soft opt-in) — if you contact us about our services, we may email you about similar property opportunities. You can opt out at any time; our emails include clear opt-out instructions (e.g., reply "STOP"). We do not run a bulk mailing list unless you separately opt in.
• Compliance and record-keeping — to keep appropriate records (e.g., proof of opt-out), and meet legal/regulatory obligations.

Who processes your data (service providers)

We use reputable providers to host our website and deliver your enquiry to us by email. These act as our data processors and only handle your data on our instructions:

• Hosting: Netlify (website hosting) and our email provider to deliver/receive emails.
• Serverless functions: Our own Netlify Function relays your submission to our inbox and sends you a confirmation email.

We do not sell your data. We will only share it if required by law.

International transfers

Some service providers may process data outside the UK/EEA. Where this occurs, we ensure an appropriate safeguard is in place (for example, an adequacy decision or standard contractual clauses).

How long we keep your data

• Enquiries: up to 24 months from our last interaction, then we delete or anonymise.
• Suppression list: minimal records of opt-outs kept so we don’t email you again.

Your rights

You have the right to access, rectify, erase, restrict or object to processing, and to data portability. Where we rely on consent (if you separately opt in to marketing), you can withdraw it at any time.
